How to check a real estate license in South Carolina

To check a South Carolina real estate license, use the Licensee Lookup for the Real Estate Commission on the Department of Labor, Licensing and Regulation (LLR) site at verify.llronline.com. Search by first and last name or license number. The Commission's FAQ says to leave the city and state blank. The Commission says the lookup shows whether someone holds a license, with the license number, status and expiration date, and LLR says it is updated nightly. Its reported discipline shows final decisions in contested cases, not actions still pending. The Commission posts its public board orders online. To complain, use LLR's official online complaint form. The Commission cannot help with contract matters, which go to an attorney, or earnest money and security deposit disputes, which go to a magistrate.

What the search shows

According to the regulator’s own description, the search shows:

  • Whether someone holds a South Carolina real estate license
  • The license number
  • The license status
  • The license expiration date

LLR's lookup disclaimer says reported discipline shows the final disposition of contested cases but may not reflect the license's current status. Disciplinary actions still pending are not included, and later court actions that stay or modify a decision may not appear. Source

For complaints that did not lead to discipline, LLR says to call the board office. Source

Match the license number as well as the name. Different people can share a name.

  1. File a complaint against a licensee on LLR's official online complaint form, which starts with preliminary questions.

Investigation deadline: State law says the department must conclude its investigation within 150 days of receiving the complaint or seek a waiver.

Limits on what the regulator can do

  • The Commission cannot help with contract matters such as listing agreements, management agreements, sales contracts and leases. LLR says to contact an attorney.
  • The Commission also cannot help with earnest money or security deposit disputes, which it says must be heard by a magistrate.

What a license check cannot tell you

  • A current, active license shows that the state allows the person to practice. It does not show sales results, skill or client satisfaction.
  • A lookup shows the record as of the regulator’s last update. Check again close to when you sign an agreement.
